Why a Managed Real Estate Agent Website Beats DIY
Plenty of Florida agents start with a drag-and-drop builder. A Wix real estate site or a Squarespace realtor website can look polished in a weekend, and for a brand page that is a fair choice. The trouble starts when you want the site to do the job of a real estate agent website: let buyers search live MLS listings.
The listing search is the hard part
A visitor to your site wants to filter by city, price, beds, and baths, then see current homes on a map. Builders are good at layout and photos. They are not built around MLS data, so a DIY agent website usually ends up with one of two workarounds: a third-party search widget pasted into a page, or a static page of featured homes you update by hand.
Both can work, but both have costs. A pasted widget often looks and behaves differently from the rest of your pages. A hand-updated page goes stale the moment a listing changes status, and stale listings are a poor look for an agent.
What a managed IDX site does differently
An IDX site is designed around the MLS feed from the start. Ours is built on the Stellar MLS feed, with over 100,000 active listings updated about every 15 minutes. The inventory is concentrated in Central and West Florida: Orlando, Tampa, St. Petersburg, Lakeland, Sarasota, Gainesville, Ocala, Daytona, the Space Coast, and the Fort Myers area. If you work those markets, the search matches where your clients are looking.
The word managed matters just as much. Feeds change, rules get updated, and maps and forms occasionally break. On a DIY site, every one of those problems lands on you, usually during a busy week. On a managed site, someone else keeps it running.
Where DIY still makes sense
- You only need a simple bio page and a contact form.
- You enjoy tinkering and have the hours to maintain the site.
- You already have a separate search tool you are happy with.
Where a managed site fits better
- You want buyers to search real listings without leaving your domain.
- You would rather spend your time with clients than fixing a plugin.
- You want a predictable cost: $75 per month, flat, with no setup fees and no contracts.
- You share a brokerage site or team: one price covers any number of agents on the site.
Time is the real cost
The sticker price of a builder plan looks small. The real cost is the evenings spent wiring up search, testing it on a phone, and fixing it when something changes. For a solo agent, those hours come out of prospecting and showings.
A managed build has its own timeline, too. A site typically goes live in about two to three weeks, and it is built and run personally by Austin Munday, a licensed Florida REALTOR who understands what agents actually need from the tool.
A simple way to decide
Ask yourself one question: is this site mainly a business card, or is it meant to capture buyer interest through live search? If it is a business card, a builder is fine. If search is the point, start with a tool made for it. A managed IDX website is one way a Florida agent can offer live MLS search on their own site without maintaining it alone.
