Owning Real Estate Leads vs Renting Them
Every agent in Central Florida knows the feeling of a new lead notification. The question that matters more than how fast it arrives is whose lead it actually is. For most real estate leads, the honest answer depends on where the visitor first landed.
Renting leads from a portal
When you buy Zillow leads, or leads from any large portal, you are paying for access to a person who was already on someone else's platform. The portal built the audience, owns the relationship, and decides how that buyer is routed. You are a tenant in that arrangement. If you stop paying, the flow stops, and nothing you built during the rental stays with you.
That is not a criticism of portals. They gather a lot of attention, and many agents have built real businesses with them. It is simply a rental model, and it helps to name it as one.
What owning your leads looks like
To own your leads means the visitor searched on your website, under your name, and handed their contact details to you directly. The inquiry lands in your inbox or phone. The browsing history, the saved searches, and the follow-up all belong to your business. If you ever change brokerages, the audience on your own domain goes with you.
Buyer leads for agents who work this way tend to behave differently too. A person who found you through a neighborhood search or a local blog post already sees you as the local expert, not as one name in a rotation of agents.
The tradeoffs, honestly
- Portal leads can arrive quickly, but you pay to receive them and may share each one with other agents.
- Website leads usually build more slowly, but they compound, because every search, page, and post keeps working after you publish it.
- A portal gives you a lead. Your own site gives you a lead and the relationship around it.
What a site needs to capture them
A brochure page with a contact form is not enough. Buyers want to search real inventory without leaving. That means current listings, filters that work on a phone, and fast updates so nobody falls in love with a home that already sold.
It also means something simple on your side: a way to know the moment someone raises a hand. A lead that waits a day for a reply is often a lead that has already talked to someone else.
You do not have to pick only one
Plenty of agents keep a portal relationship while building their own audience on the side. A useful way to think about it is to treat rented leads as a way to fill today's calendar, and your own website as the asset that gradually reduces how much you need to rent.
The key is to build the owned side on purpose. Pick a domain you will keep, publish useful local content, and make sure every visitor can search listings on your site instead of being sent elsewhere.
For Florida agents who would rather not build and maintain all of that themselves, a managed IDX website is one way to offer live Stellar MLS search on your own domain, so the leads it produces are yours.
